In short - Landlords insurance is designed to protect landlords, just like building insurance protects the building.

 
A good policy should protect landlords for so much more than just loss of rent. It should cover all types of damage, not just malicious damage.
It should cover Tribunal costs, replacement of locks, damage caused by pets (approved or unapproved), damage caused by guests (both invited and uninvited) and landlords should be covered under both periodic or fixed term tenancies.
